Delivered in 2024, the project converted two existing buildings into dedicated lab facilities and elevated the entire 300,000‑square‑foot campus with new infrastructure, flexible suites, and next‑generation amenities.

Our team identified and unlocked latent value in a well‑located mixed‑use campus by repositioning it for the rapidly expanding life science market. Seattle’s research ecosystem continues to accelerate, and our goal was to create a best‑in‑class environment that attracts innovative companies seeking purpose‑built lab and R&D space paired with high‑quality office areas.

Our strategy focused on enhancing building performance, modernizing critical systems and designing spaces that support both early‑stage tenants and established life science firms. We reconfigured two buildings into dedicated life science facilities while upgrading office areas to Class A standards. The redesign emphasized functionality, flexibility and the infrastructure required for advanced research.
