Sustainability in Action
At RMR, we integrate environmental responsibility into every decision, creating long-term value for our clients, communities and stakeholders. Our approach combines measurable goals, innovative solutions and transparent reporting to ensure progress that matters.
Integrating environmental performance into asset management
We incorporate sustainability across the asset lifecycle to help investors meet objectives while supporting asset performance.
Performance & Efficiency
We focus on improving building systems to reduce energy, water and waste intensity. This work supports operational performance, cost management and compliance with emerging requirements.
Risk Management
We evaluate environmental and climate‑related risks to help owners understand potential impacts and integrate mitigation strategies into asset planning.
Stakeholder Alignment
Collaboration with tenants, owners, consultants and vendors ensures sustainability implementation aligns with broader operational and reporting needs.
Pathway to Net Zero
We are committed to reducing RMR’s environmental footprint and achieving Net Zero Emissions from operations by 2050.

A greener way forward
Our sustainability platform, A Greener Way Forward, offers customizable sustainable solutions for operating needs. The solutions are implemented at our managed properties by our Energy & Sustainability team, which also offers the services to net lease tenants at industrial properties and to third-party operators.
We benchmark buildings annually to evaluate energy performance, identify under‑performing assets and highlight areas for operational improvement. Benchmarking also supports compliance with local and state reporting requirements.
Capabilities:
- Annual benchmarking and score updates.
- Performance trend analysis.
- Gap identification relative to market and peer sets.
- Compliance reporting where required.
Our renewable energy services include evaluating on‑site solar potential, exploring off‑site procurement options and assessing the use of Renewable Energy Certificates. We also review opportunities for battery storage and micro‑grid integration where appropriate.
Capabilities:
- On-site solar assessments and vendor coordination.
- Off-site renewable procurement.
- Evaluation of Renewable Energy Certificate (REC) strategies.
- Feasibility analysis for battery storage and micro-grid systems.
We support the full process for LEED, ENERGY STAR, BOMA 360, Fitwel and WELL certifications. This includes gathering documentation, coordinating required improvements and managing all submissions from start to finish.
Capabilities:
- LEED, ENERGY STAR, BOMA 360, Fitwel and WELL facilitation.
- Documentation, submissions and performance verification.
- Guidance on improvements required to achieve certification.
- Portfolio-level planning to prioritize qualifying buildings.
We evaluate HVAC equipment and controls to improve performance and reduce energy use. This work includes addressing scheduling issues, repairing malfunctioning components and optimizing system sequences to support reliability and comfort.
Capabilities:
- System performance evaluation at the equipment and controls level.
- Identification of scheduling inefficiencies and system overrides.
- Calibration and repair of malfunctioning components.
- Strategies to improve air distribution and reduce peak load.
We use property technology to monitor energy and water use in real time. These systems provide alerts for equipment issues, track building performance and offer data that supports more efficient operations.
Capabilities:
- Installation and integration of monitoring platforms.
- Real-time tracking of energy and water use.
- Automated alerts for equipment performance issues.
- Data analysis to support operational tuning.
We conduct assessments to understand climate‑related risks such as flooding, heat and severe weather. Findings are paired with actionable mitigation strategies tailored to each property’s location, design and operational needs.
Capabilities:
- Flood, heat, storm and wildfire exposure analysis.
- Review of local regulatory drivers and resilience requirements.
- Asset vulnerability assessments.
- Mitigation options with cost and feasibility considerations.
We review new developments and major capital projects to help ensure systems are designed for long‑term efficiency and regulatory readiness. This includes evaluating mechanical systems, EV charging needs, battery storage options and micro‑grid potential.
Capabilities:
- Review of building systems and envelope design.
- Assessment of EV charging infrastructure needs.
- Evaluation of battery storage and micro-grid potential.
- Recommendations for system sizing, sequencing and controllability.
Why partner with RMR
Our sustainability work is grounded in practical experience, solid data and consistent processes. We focus on solutions that integrate into daily operations, support regulatory readiness and provide clear, reliable reporting for investors.
Integrated Platform
Sustainability is embedded into routine operations, capital planning and acquisition processes. By integrating environmental considerations into daily workflows, we support consistent application across all assets.
Regulatory Insight
Local, state and federal sustainability requirements continue to evolve. We track these shifts across all markets where we operate, helping to safeguard our assets and reduce the risk of non‑compliance.
Data-Driven Processes
We rely on benchmarking, monitoring tools, and portfolio analytics to guide our recommendations, recognize performance trends, spot inefficiencies and measure progress over time in a clear, repeatable way.
Consistent Reporting
Our reporting supports both asset‑level and portfolio‑level needs and aligns with widely used industry standards where applicable, which helps investors understand performance, progress and next steps.
