Despite persistent enrollment growth, on‑campus housing capacity has not kept pace. With all upper‑division and graduate students required to live off campus, nearly 9,000 students seek housing in the private market each year. Existing student‑oriented inventory totals only about 5,000 beds, creating a structural undersupply and supporting continued rent strength for purpose‑built product.
Positioned one mile from UNCW, the project site sits along a quiet connector road and directly adjacent to Capt’n Bill’s - a popular brewery and recreation venue with sand volleyball courts - making it naturally appealing to upperclassmen and graduate students. The location benefits from walkable access to daily‑needs retail, including Planet Fitness, Sonic and Food Lion, as well as proximity to several established student housing communities immediately to the south. Connectivity is further enhanced by a UNCW shuttle stop within a 10‑minute walk and a dedicated property‑operated shuttle offering direct campus transfers.

The ability to lease units by the bed, deliver fully furnished interiors, and provide private garages generates returns above those typically achieved in traditional multifamily developments.
