North Station Gateway: Landmark Mixed-Use Development

40‑story tower serving as a major new anchor for the Bulfinch Triangle

251 Causeway St, Boston, MA

Project overview

RMR is advancing a transformative mixed‑use tower at 251 Causeway Street, a full‑block site positioned steps from North Station, TD Garden and the Hub on Causeway development. Designed to serve as a true gateway between downtown Boston and its northern neighborhoods, the North Station Gateway Project will introduce new residential, hospitality and retail offerings to one of the city’s most dynamic and rapidly evolving districts.

The project is currently progressing through design and entitlements, with approvals targeted for 2026, groundbreaking anticipated in Winter 2027, and completion scheduled for Spring 2030. Stabilization is expected in 2031.

A gateway location with unmatched connectivity

The site at 251 Causeway Street is one of the most connected and high‑visibility development opportunities in Boston. Located two blocks from North Station, the property sits at a multimodal crossroads - connecting MBTA subway lines, commuter rail, Amtrak and regional bus service. This unparalleled access positions the project to serve residents, hotel guests, commuters and visitors alike. The project stands at the intersection of three distinct and highly desirable neighborhoods:

  • Bulfinch Triangle - a district undergoing rapid mixed‑use growth.
  • The North End - a historic hub offering iconic dining and tourism.
  • Charlestown - a stable, historic neighborhood with strong residential appeal.

Surrounded by major attractions, including TD Garden and the Freedom Trail, the site captures year‑round foot traffic and benefits from direct routes to downtown, the West End, Charlestown, Cambridge and Kendall Square. This centrality is a core driver of the project’s long‑term demand.

Project rationalization

Addressing housing needs in a supply-constrained market The addition of 420 new residential units provides meaningful supply in a city where high barriers to development, long entitlement timelines and rising construction costs continue to limit new housing creation. Supported by an ongoing neighborhood planning study, the tower’s height and density are aligned with emerging district‑wide planning goals, positioning the project to deliver impactful housing where it is most needed.

Delivering a luxury hospitality anchor With a 300‑key full‑service luxury hotel, the project leverages the district’s unique confluence of entertainment, tourism, and business travel drivers. Proximity to TD Garden, the Hub on Causeway, and the Freedom Trail supports year‑round demand, while rapid access to Cambridge and downtown enhances weekday occupancy. With a hotel operator already engaged, design and programming are progressing collaboratively to reflect market needs and elevate the mixed‑use identity of the tower.

Catalyzing neighborhood transformation The North Station Gateway Project contributes to the continued revitalization of the Bulfinch Triangle. Recent investments - most notably the Hub on Causeway’s retail, dining, residential and entertainment offerings - have accelerated the district’s evolution into a vibrant, pedestrian‑oriented environment. The project’s 6,000 SF of ground‑floor retail will further energize Causeway Street, enhance walkability and strengthen the public realm.
