Office-to-Multifamily Transformation in Reston, VA

Transforming an obsolete office park into a vibrant, transit-oriented multifamily community.

1760 Business Center Drive - Reston, VA

Project overview

RMR is advancing planning and entitlements for a new ground‑up multifamily development at 1760 Business Center Drive in Reston, Virginia, a 5.3‑acre site positioned within one of Northern Virginia’s most dynamic employment and transit hubs. Now in the concept design and permitting phase, the project is envisioned as part of the broader revitalization of an aging office park into a modern mixed‑use neighborhood that reflects the continued growth and densification of the Reston‑Herndon submarket.

The proposed development includes 380,013 square feet of residential and structured parking, with construction anticipated to begin in Fall 2027, complete in Fall 2029 and stabilize by March 2030. The four‑story mid‑rise community will deliver 350 residential units totaling 488 bedrooms, with a unit mix of 10% studios, 55% one‑bedrooms, 30% two‑bedrooms and 5% three‑bedrooms.

The plan also includes 455 structured parking spaces (1.3 spaces per unit) and a robust suite of amenities such as an outdoor courtyard with a resort‑style pool, a state‑of‑the‑art fitness center, coworking spaces, a pet wash, bike storage and fire pits with grilling areas. Designed to appeal to a broad demographic - from early‑career professionals to families - the project will offer the finishes, flexibility and lifestyle amenities expected of a Class A community in a highly competitive submarket.

Market context & project rationale

The redevelopment of 1760 Business Center Drive is driven by the continued evolution of the Reston‑Herndon corridor into a transit‑oriented, mixed‑use district. The 5.3‑acre site sits less than three miles from Reston Town Center - home to major employers such as Google, Microsoft and Bechtel - and within a half‑mile of the Silver Line Metro, providing quick access to both D.C. and regional job centers.

Regional demand fundamentals reinforce the opportunity: Fairfax County remains one of the strongest job markets in Northern Virginia, and the expansion of the Silver Line has dramatically increased the desirability of residential communities along the corridor. As workers prioritize shorter commutes and transit‑served neighborhoods, Reston and Herndon have emerged as natural alternatives to more expensive urban submarkets.

The project aligns with a broader initiative to reposition an aging office park into a more walkable, mixed‑use neighborhood. New housing, townhomes, retail, hospitality and improved public spaces are planned to transform the area’s character and better serve today’s workforce. By replacing an underutilized commercial site with modern, Class A multifamily housing, the development helps meet regional supply needs while contributing to the district’s long‑term revitalization. With entitlements underway and construction targeted for Fall 2027, the project is well‑timed to capture ongoing demand in one of Northern Virginia’s most resilient, transit‑connected submarkets.
