The renter journey is evolving rapidly. Advances in technology, the rise of AI-powered discovery and shifting consumer expectations are changing how renters search for, evaluate and ultimately choose where to live.
To better understand these changes, RMR launched the 2026 Renter Insights Survey exploring how renters are navigating apartment searches, using technology, evaluating value and making leasing decisions in today's environment.
The findings reveal a market shaped by two simultaneous forces:
- Technology is making apartment discovery faster, more informed and increasingly self-directed.
- Economic uncertainty is prompting renters to evaluate decisions more carefully and seek greater certainty before committing.
The renter journey has changed
Today’s renters rarely begin their search with an in-person tour. They start with AI tools, search engines, reviews, social media, virtual tours and digital content. By the time many prospects reach out to a property, they have already narrowed their options and formed strong impressions of the communities they are considering.
Technology has fundamentally changed how renters discover and evaluate apartments. But while discovery has become increasingly digital, the final decision remains rooted in confidence. The survey results reflect this evolution:
- 55% of renters searched for only 2-4 weeks before signing a lease.
- Nearly 90% considered five or fewer communities.
- 86% used some form of AI tool during their search.
Technology is helping renters move faster, but speed has not reduced the need for certainty.
More information hasn't eliminated uncertainty
Despite having access to more information than ever before, renters are not necessarily more confident in their decisions. Ongoing economic uncertainty is making them more cautious and deliberate when committing to a new lease.
Rather than eliminating uncertainty, technology has often increased transparency and comparison. Renters can now evaluate hundreds of options, compare pricing in real time and access endless reviews and opinions. The result is not always confidence. It is often greater scrutiny.
This has created a renter mindset focused on minimizing risk and validating decisions before moving forward. The data illustrates this mindset:
- 83% compare fees across communities.
- 59% say resident testimonials are among the most helpful forms of content during their apartment search.
- 47% say their outlook on the future makes them less likely to make major life changes.
The issue isn't simply affordability. It's confidence.
Trust has become the new conversion driver
As renters become more selective, they increasingly rely on signals that help them feel confident in their choice. Digital tools are playing a significant role in that evaluation. Prospects use AI tools, virtual tours, reviews and social media content to not only discover communities, but to understand whether they align with their needs and expectations. For example, among survey respondents, 71% rated virtual tours as being extremely helpful during their search.
Many leasing decisions are shaped long before a prospect engages directly with a property team. Online reviews, resident experiences, content quality and social presence all contribute to perceptions of credibility. Communities that communicate clearly and consistently are more likely to remain in consideration as renters narrow their choices. The survey makes it clear that social media increasingly serves as a validation tool rather than just an awareness channel. Trust is increasingly earned before direct engagement begins.
Human touch matters more than ever
One of the survey's most revealing findings is that a more digital renter journey has not diminished the importance of human connection. In fact, as the leasing process becomes increasingly self-directed, the value of human interaction appears to grow at critical decision points. 73% of respondents say being able to speak with someone live is more important than simply receiving timely responses.
This finding reinforces a broader theme throughout the research: technology and human interaction are not competing forces. They serve different roles.
From discovery to confidence
The renter journey has become digital-first, but leasing decisions remain confidence-driven.
Communities that provide transparent pricing, credible digital experiences, authentic social proof and meaningful human connection will be best positioned to earn trust and convert demand.
The biggest competitive advantage is no longer simply attracting attention. It's building confidence. In a market where renters have endless information but limited certainty, the communities that make decisions feel easier, clearer and lower risk will be the ones that win.
